Exclusive: Real Estate: Halifax Westend Home Goes For $120,000 Over Asking Price — Sources

A two-bedroom home in Halifax Westend has reportedly sold for $120,000 over the asking price, according to sources with knowledge of the deal.

Located at 2370 Quinn Street, the home was on the market for six days before the listing on Friday showed a sales offer and pending purchase.

The asking price was $449,000, and the home had been listed by Sutton Group agent Jonathan Cornwall. He had no comment on the transaction, declining to confirm my report or detail how many offers had been received, only saying he had an accepted offer on the house.

A trend that began to take hold in 2019 continued with the Quinn Street home and saw the realtor seek bids on the property, with the bid date set at Aug. 11.

The realtor described the 1,600-square foot home as a “rare find” in the Halifax Westend.

“Need your office to be in your backyard? A rare find in Halifax’s Westend! This two-, possibly three-bedroom home has been lovingly updated, and is easy to maintain,” states the marketing material for the home.

“2370 Quinn St has an open concept floor plan on the main level. The incredible kitchen has been carefully and thoughtfully set up to make use of the space, as the large island provides space for family and/or friends to help out with meal prep,” adds the real estate cut sheet.

“A beautiful fireplace in the family-living room will take the chill out of any cool winter’s eve. Upstairs you’ll find a large and bright master bedroom with storage, and a smaller bedroom separated by the other four-piece bathroom. The lower level has a fantastic rec room which could become a third bedroom (maybe even a master suite). Connected to the rec room (or possible third bedroom) is a spa-like four-piece bathroom. Beyond the bathroom you’ll find a huge laundry/utility space,” the realtor says.

“Step into the backyard, and you’ll find a perfect deck for the BBQ, deck chairs, and some R&R. And then…in addition, the backyard lawn (is) surrounded by shrubs and trees which provide privacy.”

Viewpoint’s website says the monthly mortgage would total $1,890, for the 3,700-sf lot.

It was last listed in 2015 for $399,900 and sold in 2012 for $394,000.

There is also a 270-sf heated, insulated and fully wired office, which the realtor says could also serve as a workshop or art/music studio — “an unusually fantastic shed.”
